Set Your Delphi, IN Home's Asking Price for October 2026
By Trisha Potts
Delphi, INChoosing an asking price starts with how your home compares with similar completed sales, not simply what other homes are advertised for. I'll help you weigh those differences without treating a townwide price as your home's value.
The report's September 2026 figures cover Delphi single-family homes, condos, townhouses, and apartments. The median list price for active listings at the end of September was $347,200. The median sold price for September was $290,000. There were 20 active listings at the end of September.
Active-listing asking prices and completed-sale prices describe different groups, so their difference does not establish a negotiated discount. For your pricing decision, I would give the most attention to completed sales with relevant similarities. Other listed homes provide separate context, but an advertised price does not establish what a buyer will pay.
Prepare a list of your home's improvements, condition concerns, and distinctive features so we can compare it accurately. Review recent sales of similar homes with me, considering differences in size, condition, and features before selecting your asking price. Decide what buyer feedback and new comparable sales would prompt a pricing review after your home is listed.
