Compare Offers on Your Mesa, AZ Home in October 2026
By Jeff Setlow
Mesa, AZChoose an offer by comparing what you would receive and what you would need to agree to, not price alone. I'd keep those tradeoffs visible before you make a commitment. The goal is a workable agreement whose requirements you understand, rather than an attractive price attached to uncertain commitments.
The September 2026 market report covers Mesa single-family homes, condos, townhouses and apartments. The average sold-to-list price ratio was 98.37%. The median sold price was $459,950. There were 438 sold listings during September 2026.
The average percentage of asking price that homes sold for does not reveal the terms behind an individual agreement. A higher offer price deserves careful consideration alongside requested credits, financing requirements and inspection terms. My recommendation is to compare the full written commitments, because neither the reported price ratio nor the median reveals seller concessions or proves that a particular offer will close as written.
List each offer's price and requested credits, then compare the money you would keep after paying the mortgage and sale expenses. Review financing documentation and conditions in the offer, such as financing or inspection requirements, and ask for a written comparison that separates firm commitments from requests needing clarification. Confirm the proposed closing timeline with the professionals handling the transaction, identify deadlines requiring your attention, and resolve unclear language before deciding whether to accept or counter.
