What Tempe, AZ Buyers and Sellers Should Review Before Acting in September 2026
By Jeff Setlow
Tempe, AZBuyers and sellers should use the latest reported activity to decide how quickly to act and what to verify, rather than treating a marketwide figure as a verdict. The August figures point to a process built around comparing new options, pending activity, and completed sales. That approach keeps a buyer's search focused and gives a seller a clearer basis for positioning.
August 2026 brought 182 new listings with a median list price of $472,450. Newly pending listings numbered 67 and had a median list price of $425,000. Median time on market for newly pending listings was 43 days, compared with 54 days for active listings. Months of inventory was 5.03, up 36.3% from twelve months earlier.
New and pending groups answer different questions, so their prices should not be treated as direct substitutes. The pending timing figure shows that some homes move into contract sooner than the broader active pool, while others may not follow that path. The longer comparison gives both sides a reason to verify assumptions instead of relying on a familiar market story.
Buyers should sort available homes by fit, condition, and negotiation needs, then confirm how each option compares with recently pending properties. Sellers should ask for separate comparisons of new, pending, and closed homes before choosing a launch price or response strategy. Both sides should discuss timing, contingencies, and flexibility early so the transaction plan matches the actual decision in front of them.
