Can Sellers Hold Their Price in The Woodlands, TX in September 2026?
By Roger Morton
The Woodlands, TXCan a seller hold firm on price, or should the launch strategy leave room to negotiate? The answer depends on how your home compares with closed sales, competing listings, and the response it earns after exposure. A strong plan protects value while recognizing that buyers evaluate the complete package, not price in isolation.
August closed sales had a median sold-to-list result of 98.5% and a median sold price of $369,000. The August 2026 market recorded 4.75 months of inventory, with that measure down 9.52% month over month. Active listings in August showed a median list price of $950,000, up 38.7% from the prior month. The latest three-month for-sale activity reported a median of 35 days on market and an average of 38 days on market.
A near-list median result supports disciplined pricing, but it does not guarantee that every home will command its asking price. The difference between current asking prices and closed results makes property-specific positioning more important than defending a number in isolation. Negotiation leverage can come from condition, documentation, timing, and terms as well as the initial price.
Choose a pricing range with explicit evidence for the target position and a preplanned response if buyer activity is weaker than expected. Clarify which terms matter most to you so concessions can be weighed against price instead of handled under pressure. Review comparable activity regularly while the listing is exposed, and adjust only after considering feedback, competing supply, and the home's presentation.
