The strongest offer for your sale is not automatically the highest price. I would compare the financial terms, requirements and proposed timing with you before deciding which offer best supports your priorities.
The September 2026 market report covers Moorpark single-family homes, condos, townhouses and apartments. The reported Sold to List Price % was 98.8%. The median sold price was $1,065,000. These measurements describe completed sales, not the financing strength or inspection requirements of an offer you receive.
The sold-to-list price metric cannot determine which offer best fits your sale. An offer price needs to be considered alongside requested credits, financing requirements and the buyer's proposed schedule. I would make the tradeoffs explicit rather than assume that a larger amount outweighs every other consideration.
Compare offers received using the same categories, including price, requested credits and conditions in the offer, such as financing or inspection requirements. Identify which terms affect the money you would keep after paying the mortgage and sale expenses. Confirm the proposed closing timeline with the professionals handling the transaction before accepting a schedule that affects your plans.
