Preparing to list does not mean approving every possible improvement. My approach is to help you distinguish necessary work from optional changes, then organize a practical plan for presenting your home accurately.
The latest market report covers Moorpark single-family homes, condos, townhouses and apartments. The number of homes listed for sale in the latest market report was 76. Housing supply, measured in months, was 2.62 months. Neither measurement identifies which repairs or presentation choices would be appropriate for your individual home.
I would not use a townwide supply figure to justify a renovation budget or predict a return on improvements. Preparation should instead address known condition issues, clear presentation and the practical demands of home visits. The tradeoff is deciding which tasks support an accurate listing without spending time or money on changes you cannot justify.
Walk through the home with me and separate known repair needs from optional cosmetic work. Gather records for completed improvements and decide which remaining tasks should be finished before photographs. Set times the home can be shown and establish notice requirements so the preparation plan works with your schedule.
