Choosing an asking price deserves more than matching a nearby listing. Let's start with recent sales of similar homes, then consider how your home's condition and features compare.
For Tampa single-family homes, condos, townhouses and apartments, the latest market report gives a typical sale price of $425,000. The typical asking price among homes listed for sale was $439,000. The estimated value of a typical home was $430,010. That estimated value comes from a valuation model and is not a formal appraisal.
Asking prices and completed sale prices describe listed and sold groups, so their difference does not establish a discount. An automated estimate also cannot settle the asking price for your individual home. I would weigh relevant completed sales against competing listings separately, rather than treating these measurements as interchangeable.
Prepare a list of improvements, known condition issues and distinctive features for our pricing discussion. Review recent sales of similar homes with me, paying attention to differences in size, condition and features. Choose a starting price with a clear explanation, then decide what feedback would justify reconsidering it.
