An offer below asking can be worth considering, but I would not choose it by applying a townwide percentage. Your offer should reflect the particular home and your financial limits.
The September 2026 report covers Tampa single-family homes, condos, townhouses and apartments. The reported sold-to-list price percentage was 96.8%. The median sold price was $425,000 within that residential scope. Months of inventory stood at 4.62.
The reported sold-to-list price percentage cannot set your personal offer limit. It also does not establish what reduction a particular seller will accept or how competing offers are structured. My priority is an offer you can explain through relevant sales, the home's condition and your own budget.
Compare recent sales of similar homes with me before deciding whether the asking price supports your proposed offer. Identify the financing and inspection requirements you need, then consider their importance alongside the offer price. Set the maximum price you are comfortable offering before deciding how to respond to a counteroffer.
