An offer should reflect the home you are buying, not an automatic percentage of its asking price. We can work through that distinction before you commit.
The latest market report covers Oakton single-family homes, condos, townhouses and apartments. Homes sold for an average of 99.4% of their asking prices. The typical sale price was $792,000. The average percentage of asking price that homes sold for does not establish how often homes sold above asking.
I use the reported percentage as background, not a formula for preparing your offer on a particular property. A reasonable offer range needs comparisons with similar homes and an assessment of the property's condition. Your price and the conditions in the offer, such as financing or inspection requirements, deserve separate attention.
Review recent sales of similar homes with me and identify differences that matter to the property under consideration. Set the maximum price you are comfortable offering before a negotiation creates pressure to keep increasing your offer. Confirm financing details with your lender and review the inspection protections you need before changing any offer conditions.
