Choosing Your Phoenix, AZ Home's Asking Price in October 2026
By Jeff Setlow
Phoenix, AZYour asking price should begin with recent sales of similar homes, then account for competing listings. I'll help you distinguish a defensible price from an ambitious starting point.
For Phoenix single-family homes, condos, townhouses and apartments, the latest reported figures include both listed and sold properties. The typical asking price among homes listed for sale was $452,500. The number of homes listed for sale in the latest market report was 4,552. Separately, the typical sale price was $450,000.
Asking prices and sale prices describe different groups, so their difference does not establish a discount for your home. I would treat competing listings as alternatives a prospective purchaser could consider, not proof of what your property will sell for. Starting with an ambitious asking price is a choice to discuss alongside your priorities, not a substitute for reviewing completed sales.
Gather details about your home's condition, improvements and unfinished repairs so we can review differences in size, condition and features together. Review recent sales of similar homes with me, then examine competing listings separately before selecting your asking price. Decide what feedback or comparable sales would warrant reconsidering the price, rather than waiting to make that decision under pressure.
