How to Price Your Phoenix, AZ Home in October 2026
By Jeff Setlow
Phoenix, AZChoosing an asking price means balancing your goals with evidence specific to your home. I suggest starting with similar completed sales, then considering competing listings separately so we do not confuse what sellers request with what buyers have actually paid.
For September 2026, the Phoenix report provides separate asking-price and completed-sale measurements for single-family homes, condos, townhouses and apartments. The median list price among active listings at month-end was $452,500. The median sold price for sold listings was $450,000. The reported average sold-to-list price ratio was 97.84%, which does not establish a pricing formula for your home.
Asking prices and sale prices describe different listed and sold groups, so their difference does not establish a negotiated discount. Your home's condition, size and features deserve attention before you choose where to position its asking price. Starting with an ambitious asking price is a choice to discuss carefully, not a strategy justified by these citywide figures, especially when competing homes offer buyers appealing alternatives.
Review recent sales of similar homes with me, identifying meaningful differences in condition, size and features. Consider competing listings separately to understand the asking prices a prospective buyer could compare with yours. Agree on what feedback and changes in competing listings would prompt a pricing review rather than choosing an arbitrary adjustment without considering how buyers are responding to the property.
