A useful asking price starts with your home's condition and recent sales of similar homes. I would also check what competing listings offer before deciding where to start.
For Warren single-family homes, condos, townhouses and apartments, the latest market report puts the typical sale price at $222,000. The typical asking price among homes listed for sale was $189,900. New listings entered the market with a typical asking price of $209,900. Those prices describe different listing and sale measures, not a discount on the same homes.
None of these townwide figures sets the right asking price for your particular home. A higher starting price might leave room for negotiation, but it also needs to make sense beside competing choices. I would give the most weight to homes with comparable size, condition and features.
Gather details about improvements and repairs so we can assess how your home compares. Review recent sales of similar homes with me, then examine homes currently listed for sale separately. Choose an asking price you can explain and decide in advance when you would revisit it.
