Choosing your asking price means deciding which comparisons deserve weight. I suggest starting with similar completed sales, then reviewing your home's differences rather than treating a townwide number as its value.
Chino's typical asking price among homes listed for sale was $730,000 in the latest market report. For single-family homes, condos, townhomes and apartments, the typical sale price was $715,000. The estimated value of a typical home for that property scope was $756,530, a model estimate rather than an appraisal. Asking prices and sale prices describe listed and sold groups, so their difference does not establish a negotiated discount.
None of these townwide figures establishes what your individual home should be listed for. My pricing recommendation would place more weight on relevant completed sales than on an estimate alone. Starting with an ambitious asking price is a choice to discuss carefully, not a conclusion supported by the townwide estimate.
Prepare a list of improvements and known repair needs so we can review condition accurately. Compare recent sales of similar homes with me, paying attention to size, layout and features. Consider competing listings separately, then decide how your asking price should account for the alternatives a buyer could consider.
