An asking price should make sense for your home, not simply match a local middle value. I can work through the differences with you before you commit to a starting price.
The latest market report covers Parker's single-family homes, condos, townhouses and apartments, with a typical sale price of $650,000. For listed homes in that residential scope, the typical asking price among homes listed for sale was $680,000. The estimated value of a typical home was $686,550, a model-based measure rather than an appraisal. None of these townwide figures establishes the value of your individual home or the price it will receive.
I would give the most attention to completed sales that resemble your home in size, condition and features. Listed homes help us examine competing asking prices, but they do not establish what a purchaser will ultimately pay. Starting with an ambitious asking price deserves a clear explanation and a plan for reviewing the response.
Prepare a list of improvements, known repair needs and features that distinguish your home from similar properties. Review recent sales of similar homes with me, then consider listed alternatives separately when discussing your asking price. Decide what feedback and activity would prompt a pricing review before your home is offered for sale.
