Choose an offer by comparing the property with similar sales and respecting your budget. I want you to understand the reasoning behind the price, not simply copy a market percentage.
In the latest market report, Centennial homes sold for an average of 98.3% of their asking prices. The typical sale price was $570,000. The measurements include single-family homes, condos, townhouses, and apartments. The average percentage of asking price that homes sold for does not establish the outcome for an individual purchase.
Applying that percentage automatically would skip the property's condition, relevant sales, and the terms of your purchase. I would develop a reasonable offer range from similar homes before deciding where your own proposal belongs. Price and protections need to work together, because a lower offer is not useful if its conditions create unacceptable risks.
Review recent sales of similar homes with me and identify meaningful differences in size, condition, and features. Confirm the maximum price you are comfortable offering before deciding how to respond to a counteroffer. Review conditions in the offer, such as financing or inspection requirements, and confirm the seller's instructions for submitting it.
