Choosing an asking price starts with evidence specific to your home. That decision matters to your sale, and I want you to understand the reasoning behind it.
For Ontario single-family homes, condos, townhouses and apartments, the latest market report lists a typical sale price of $680,000. The typical asking price among homes listed for sale was $650,000. The estimated value of a typical home was $683,170. Those estimated property values come from a valuation model and are not formal appraisals.
Asking prices and completed sale prices describe listed versus sold homes, so their difference does not establish a discount. A model estimate is another reference, not a substitute for reviewing your home's condition and comparable completed sales. I favor an asking price you can explain through relevant comparisons rather than starting with an ambitious asking price without support.
Gather details about improvements, repairs and features so we can assess which comparisons genuinely fit your home. Review recent sales of similar homes with me, then consider competing listings separately when discussing your asking price. Decide how we will review feedback after launch, keeping price changes tied to relevant evidence rather than isolated reactions.
