The best offer for your sale is not automatically the highest price. I'll help you compare the terms against your priorities before deciding which agreement you are willing to accept.
The latest market report includes Ontario single-family homes, condos, townhouses and apartments. Homes sold for an average of 100.3% of their asking prices. The typical time on market for homes that sold was 24 days. That marketing-time measure is not the time required to complete a sale after an offer is accepted.
The average percentage of asking price that homes sold for does not tell you which offer terms accompanied those sales. I would compare price alongside financing requirements, inspection requirements and the proposed closing date. A higher offer can involve tradeoffs, so focus on the commitments you understand rather than assuming price settles the decision.
List the terms that matter to your sale, including timing, requested repairs and any costs assigned to you. Review each offer with me using the same categories, and clarify financing documentation or unclear requirements before responding. Confirm the proposed closing timeline with the professionals handling the transaction, then decide which terms need a counteroffer.
