Before you choose an offer price, separate what the home supports from what you can comfortably afford. I'll help you connect those decisions without letting townwide figures set your personal limit.
Holbrook's latest market report covers single-family homes, condos, townhouses and apartments. The typical sale price for that property mix was $692,500. Homes sold for an average of 104.6% of their asking prices. Housing supply, measured in months, stood at 2.18.
The average percentage of asking price that homes sold for cannot set your personal offer limit. I would use recent sales of similar homes to judge the asking price, rather than automatically adding a premium. A higher offer also deserves careful consideration of the inspection and financing protections you need.
Write down the maximum price you are comfortable offering after reviewing monthly costs and money needed at closing with your lender. Review differences in size, condition and features with me to develop a reasonable offer range for the specific home. Decide which conditions in the offer, such as financing or inspection requirements, you need before discussing changes.
