How Much Should Delphi, IN Buyers Offer in October 2026?
By Trisha Potts
Delphi, INYour offer should reflect the home's comparable sales and what you can comfortably afford, not a townwide percentage. I'll work through those considerations with you so the decision stays grounded in your priorities.
The September 2026 market report covers Delphi single-family homes, condos, townhouses and apartments. The median sold price was $290,000, reflecting completed sales. The median list price of active listings was $347,200, describing listed homes rather than completed sales. The reported sold-to-list-price percentage was 97.4%; it does not establish an appropriate offer for an individual home.
Asking prices and sale prices describe different groups, so their difference is not a discount you should expect. I would give recent sales of similar homes more weight than a fixed percentage below asking. A reasonable offer also needs to leave you comfortable with the money needed at closing and anticipated repairs.
Set the maximum price you are comfortable offering with your lender's payment and closing-cost estimates in hand. Review differences in size, condition and features with me before choosing a reasonable offer range. Decide which financing and inspection requirements belong in your offer before discussing price changes.
