A strong offer should still protect your ability to make an informed purchase. Before changing financing or inspection requirements, I want you to understand the risks and what each proposed term would mean.
In Oakton's combined single-family, condo, townhouse and apartment categories, homes sold for an average of 99.4% of their asking prices in the latest market report. The typical time on market for homes that sold was 16 days. The average percentage of asking price that homes sold for does not identify the protections in those contracts. Marketing time also does not establish a deadline for your financing, inspection or closing.
An average pricing result cannot tell us which offer conditions would be appropriate for the home you want. I place more weight on understanding the property and your financing obligations than on copying an assumed winning formula. Changing a protection can alter your exposure, so the decision deserves more attention than the offer price alone.
Confirm with your lender what remains unresolved before deciding how to write your financing requirements. Discuss the intended inspection and the contract's response options before agreeing to change inspection protections. Review deadlines and responsibilities with me so your offer reflects terms you understand and can reasonably meet.
