A strong purchase offer should remain workable for you, not simply attractive to the seller. Let's examine the financing and inspection protections you need before deciding whether any offer condition should change.
In the September 2026 market report for Macomb single-family homes, condos, townhouses, and apartments, the sold-to-list price percentage was 99.1%. The median days on market for sold listings was 13. Housing supply, measured in months, was 2.82. Those measures do not establish how many offers an individual home received or which contract protections were included.
The reported sold-to-list price percentage cannot set your personal offer limit. I would assess the home and your finances before discussing changes to conditions in the offer, such as financing or inspection requirements. Giving up a protection changes your risk, so convenience or speed should not be the only consideration.
Confirm with your lender what remains unresolved before deciding how to write the financing requirement in your offer. Discuss the inspection process and what decisions its findings would help you make before changing an inspection requirement. Review the proposed price, deposit, deadlines, and conditions with me as a complete agreement before signing.
