Your purchase budget should come before your offer price, not the other way around. I want you to have a clear spending boundary while leaving room to assess what a particular home is worth to you.
The September 2026 market data cover Miramar single-family homes, condos, townhouses, and apartments. The median sold price was $530,000, providing townwide price context rather than a personal spending target. The median list price of month-end active listings was $549,900, a separate measure of listed properties. The sold-to-list price percentage was 98.2%, which does not establish a discount for any particular home.
The reported sold-to-list price percentage cannot set your personal offer limit. A home can fit local price comparisons and still exceed what you are comfortable spending. I would separate the home's supported price from your financial boundary before considering whether to make an offer.
Confirm the payment and money needed at closing with your lender, including expenses beyond the down payment. Write down the maximum price you are comfortable offering so negotiation does not quietly replace your budget. Review recent sales of similar homes with me, then compare condition and features before choosing your starting offer.
