Choosing an asking price deserves more than selecting a familiar number. I suggest starting with recent sales of similar homes, then considering how your home's condition and features affect that comparison.
The latest market report covers Lithia single-family homes and condo, townhouse, and apartment properties. The typical sale price was $535,000 for homes that sold. The typical asking price among homes listed for sale was $533,000. Homes sold for an average of 97.1% of their asking prices, without establishing the appropriate price for your home.
Asking prices and completed sale prices describe different groups, so their relationship cannot establish a discount for your listing. I would give the greatest weight to sales resembling your home's size, condition, and features rather than its townwide price category. An ambitious starting price also deserves a clear explanation of what makes the property worth considering at that amount.
Prepare a list of improvements and known repair needs so we can compare condition accurately. Review recent sales of similar homes with me, then examine competing asking prices separately. Choose an asking price you can explain through those comparisons, and establish what would prompt a later review.
