Choosing your asking price deserves more than matching a local statistic. My starting point is a review of homes similar to yours, followed by a clear discussion of its differences.
The latest market report covers Tampa single-family homes, condos, townhouses and apartments. The typical asking price among homes listed for sale was $439,000. The typical sale price was $425,000 for homes that sold. Asking prices and sale prices describe listed and sold groups, so their difference does not establish a negotiated discount.
An asking price needs to account for your home's size, condition and features rather than simply echoing a townwide figure. Starting with an ambitious asking price is a choice to discuss carefully, not a strategy validated by these statistics. I would distinguish what completed sales support from how competing listings are priced before settling your starting point.
Prepare a list of improvements and any unfinished repairs so we can understand your home's condition accurately. Review recent sales of similar homes with me, considering differences in layout, size and features together. Examine competing listings separately and decide what evidence would prompt a reconsideration of your asking price.
