A sensible offer combines a property-based price with terms you understand. Before you commit, let's separate what supports the home's price from what you can comfortably agree to.
Odessa's September 2026 sold-to-list price percentage was 97.9%. The median sold price was $590,000 for single-family homes, condos, townhouses and apartments. Months of inventory were 3.11 for that residential scope. These townwide figures do not identify the price or contract terms accepted for the particular home you are considering.
The sold-to-list price percentage cannot set your personal offer limit. I would base the price discussion on similar completed sales and condition, rather than automatically applying a percentage. Financing and inspection requirements need separate attention because an acceptable price does not make every term workable.
Compare recent sales with me, reviewing differences in size, condition and features. Set your maximum comfortable offer before negotiating so proposed changes have a clear boundary. Review financing and inspection protections, and confirm the closing timeline with the professionals handling your transaction.
