Choosing an asking price starts with recent sales of similar homes, not simply matching nearby listings. I want you to understand the reasoning behind that choice before committing to a price.
For Odessa's single-family homes, condos, townhomes and apartments, the latest market report lists the typical asking price among homes listed for sale at $595,000. The typical sale price was $590,000. The estimated value of a typical home was $572,740. That estimated value comes from a valuation model and is not a formal appraisal.
Asking prices describe listed homes, while sale prices describe completed transactions; their difference does not establish a negotiated discount. A model estimate is another reference point, not a price instruction for your home. My recommendation is to build a price explanation around relevant sales and your home's condition, size and features.
Gather a clear list of improvements and condition issues so we can assess which details matter when comparing similar homes. Review recent sales of similar homes with me, then examine competing asking prices separately. Decide what would prompt a price review after listing, rather than relying on an automatic reduction schedule.
