A sensible offer starts with the home and your finances, not a townwide price target. I want you to have a clear boundary that respects both the property's merits and what you can comfortably afford.
For Henrico's single-family homes, condos, townhouses and apartments, the September 2026 market report gives a median sold price of $397,500. The reported sold-to-list price percentage was 100.7%. Reported housing supply was 1.82 months of inventory. These townwide figures describe reported market results, not a required offer amount for an individual home.
The reported sold-to-list price percentage cannot set your personal offer limit. I would weigh recent sales of similar homes against the property's condition before discussing a reasonable offer range. A higher offer price also deserves careful consideration of the money needed at closing and the financing or inspection protections you need.
Ask your lender to clarify payments and money needed at closing before setting the maximum price you are comfortable offering. Review differences in size, condition and features with me to judge whether the asking price fits similar completed sales. Decide which financing and inspection requirements your offer needs before changing those protections during negotiations.
