Before choosing an offer price, compare similar homes and decide what fits your finances. I'll help you separate a reasonable purchase decision from pressure to spend more.
For September 2026, the Miami report covering single-family homes, condos, townhouses and apartments gives a median sold price of $587,500. The reported sold-to-list price percentage was 95.9%. Months of inventory were 7.73. The median list price of active listings was $620,000.
These townwide figures provide context, but they cannot establish the right offer for a particular home. The asking prices and sale prices describe different groups, so their difference is not a negotiated discount. I'd weigh recent sales of similar homes alongside condition, features and your comfortable spending limit.
Choose the maximum price you are comfortable offering before discussing a starting amount. Review differences in size, condition and features with me to develop a reasonable offer range. Discuss financing and inspection requirements before deciding which conditions belong in your offer.
