Choosing an asking price means balancing your goals with what similar homes support. My advice is to establish that support before settling on a number, while keeping your priorities in view.
Across Miami's single-family homes, condos, townhouses and apartments, the latest market report lists the typical asking price among homes listed for sale at $620,000. The typical sale price was $587,500. Housing supply, measured in months, was 7.73. These townwide figures do not establish the value of an individual home.
For your starting price, I would give the closest completed sales more weight than an appealing townwide figure. Other homes listed for sale deserve a separate review because their asking prices are not completed-sale results. Starting with an ambitious asking price should be a deliberate choice, not a substitute for understanding those comparisons.
Prepare a list of your home's improvements and known repair needs so we can discuss its condition accurately. Review recent sales of similar homes with me, then examine similar homes listed for sale separately. Decide what feedback would prompt a pricing review before committing to your initial asking price.
