A sensible offer starts with your finances and the home, not a townwide price alone. Let's separate what you can afford from what makes this purchase worthwhile.
Buffalo's September 2026 report covers single-family homes, condos, townhouses and apartments, with a Median Sold Price of $369,500. For those residential property types, Sold to List Price % was 99.2%. Months of Inventory was 2.07 for the same property types. The Sold to List Price % metric does not establish the result for an individual home.
I would use those figures for context, then focus our offer discussion on recent sales of similar homes. An attractive asking price still needs examination against the home's condition, features and likely repair needs. Keep your financial limit separate from the negotiation so pressure to increase an offer does not determine your budget.
Confirm your payment comfort and money needed at closing with your lender before choosing an offer amount. Review differences in size, condition and features with me to develop a reasonable offer range. Write down the maximum price you are comfortable offering and identify the financing and inspection protections you need.
