Setting your asking price starts with a close comparison of homes like yours. I want you to understand the reasoning behind that price before deciding how to introduce your listing.
In the latest market report, Northridge's typical asking price among homes listed for sale was $1,100,000. The typical sale price was $1,072,500 for completed sales. Both price measurements cover single-family homes, condos, townhouses and apartments within the reported Northridge area. Asking prices and sale prices describe listed and sold groups, so those figures do not establish a negotiated discount.
Your home's asking price needs a stronger foundation than either townwide figure alone. I would separate evidence from completed sales from the asking prices of homes competing for attention. Starting with an ambitious asking price is a choice to weigh carefully, not a substitute for understanding differences in condition and features.
Prepare a list of improvements and known repair needs so we can compare your home accurately. Review recent sales of similar homes with me, then examine competing listings separately. Decide how you will assess interest and feedback after launch before making any later change to the asking price.
