How Much Should Northridge, CA Buyers Offer in October 2026?
Northridge, CAStart with the home's merits and your budget, not an automatic discount from its asking price. I want you to understand the tradeoffs before deciding what you are comfortable offering. An appealing listing still needs support from comparable sales and a clear view of your financial limits.
The September 2026 report covers Northridge single-family homes, condos, townhouses and apartments. The median sold price was $1,072,500, down 5% month over month. The reported sold-to-list-price percentage was 98.1%. Months of inventory stood at 2.8, up 9.8% month over month calculation permitting direct comparison with the previous month as reported. The correction is only the published figure: 2.8, up 9.8% month over month.
I would use recent sales of similar homes to develop a reasonable offer range rather than applying the area-wide percentage mechanically. Condition, size and features deserve attention before you decide whether an asking price makes sense. A persuasive offer should also leave you comfortable with the financial commitment for your circumstances.
Review differences between the home and similar completed sales with me before choosing an amount, including location, improvements and maintenance needs. Confirm the monthly payment and money needed at closing with your lender, allowing room for ownership expenses beyond the loan payment. Write down the maximum price you are comfortable offering, and review which financing and inspection protections you need.
