A useful asking price starts with recent sales of similar homes, not a general home-value estimate. Your home's details deserve careful attention, and I would work through those differences with you before choosing a price.
For Leonard's single-family homes, condos, townhouses and apartments, the latest market report lists a typical asking price among homes listed for sale of $694,900. The number of homes listed for sale in the latest market report was 10. The estimated value of a typical home was $539,340. That estimate comes from a valuation model and is not a formal appraisal or a completed-sale price.
Neither the typical asking price nor the model estimate establishes what a buyer will pay for your home. I would give more weight to similar completed sales, while considering competing listings separately. Starting with an ambitious asking price requires a clear reason grounded in your home's condition, size and features.
Gather your improvement records so we can distinguish documented upgrades from work that still needs attention. Review recent sales of similar homes with me, then examine asking prices for comparable listings. Decide before listing what feedback would prompt a pricing review, rather than changing direction without a plan.
