Choose an Asking Price for Your Dayton, MN Home in October 2026
By Andy Prasky
Dayton, MNChoose your asking price through a review of similar homes, not by copying the townwide asking price. Your home's differences matter, and I will help you weigh them without treating your pricing decision as a formula.
The September 2026 market report covers Dayton single-family homes and condos, townhouses and apartments. The Median List Price for month-end active listings was $634,995. The Median Sold Price was $499,000, a measure of completed sales rather than asking prices. The reported Sold to List Price % was 99.5%, which does not establish a result for an individual home.
I would anchor your price discussion in similar completed sales and consider competing listings separately. The difference between the townwide asking and sale prices does not measure a negotiated discount on the same homes. Starting with an ambitious asking price deserves careful thought about your priorities and willingness to reconsider it.
Gather a list of improvements, repairs and known condition issues so we can assess meaningful differences from similar homes. Review recent sales of similar homes with me, paying attention to size, condition and features rather than location alone. Choose an asking price and agree on when to review buyer feedback, without promising a particular sale outcome.
