Choosing your asking price means balancing what you hope to receive with evidence relevant to your home. My starting point is a review of similar completed sales, followed by a separate look at competing listings.
For September 2026, the Tampa figures cover single-family homes, condos, townhouses and apartments. The median list price for listings active at month-end was $439,000. The median sold price was $425,000. The reported sold-to-list-price percentage was 96.8%.
The asking and sale prices cannot be subtracted to establish a discount for your home. I would weigh size, condition and features before deciding how closely any recent sale resembles your property. Starting with an ambitious asking price is a choice to examine carefully, not a substitute for that comparison.
Gather accurate details about improvements, repairs and features that a prospective buyer will need to understand. Review recent sales of similar homes with me, discussing meaningful differences rather than relying on a townwide figure. Examine competing asking prices separately and decide what evidence would justify revisiting your price after listing.
