The right purchase budget starts with what you can comfortably afford, not what a typical home costs. Let's make that distinction before you shape your search.
For Macomb single-family homes, condos, townhouses and apartments, the typical sale price in the latest market report was $480,000. The estimated value of a typical home was $488,830. That estimated value comes from a valuation model and is not a formal appraisal. Neither measurement establishes the price of the home you choose or the financing available to you.
I would treat the typical sale price as a search reference, while keeping your personal spending limit separate. Your lender's financing review and your comfort with the ongoing payment should guide what you consider affordable. An estimated property value also cannot tell you the money needed at closing or whether a particular home fits your budget.
Ask your lender to explain the payment and money needed at closing for the price range you are considering. Write down the maximum price you are comfortable offering, allowing room for expenses you want to preserve. Share that limit and your must-have features with me so we can evaluate homes without stretching the budget by default.
