How Can Fountain Hills, AZ Buyers Set a Budget in October 2026?
By Jeff Setlow
Fountain Hills, AZStart with what you can comfortably afford, not a townwide price. Buying a home is a personal commitment, and I want your search to reflect both your priorities and your financial boundaries.
The September 2026 report lists a Median Sold Price of $700,000 for Fountain Hills single-family homes, condos, townhouses and apartments. Active Listings had a Median List Price of $722,950, reflecting listings active on the last day of the month rather than only newly listed properties. The Median Estimated Property Value was $702,510, generated by a valuation model using public records and licensed listing data rather than a formal appraisal. The asking-price and completed-sale medians describe different groups of properties, so their difference does not measure a discount on the same homes.
I would use these townwide figures for orientation, then build your budget around the expenses you can comfortably manage. A home's asking price does not tell you the full amount of money needed at closing or its ongoing costs. Keeping those questions separate lets you assess a home without treating a townwide price as your personal spending target.
Ask your lender to explain the payment and money needed at closing under the financing options you are considering, including how taxes, insurance and any association charges affect affordability. Write down the maximum price you are comfortable offering, allowing room for maintenance and other ownership expenses, without assuming the lender's approval limit is your preferred spending limit. Review recent sales of similar homes with me before deciding whether a particular asking price fits your budget, and distinguish necessary repairs from improvements you could defer.
