How Much Should Buyers Offer in Fountain Hills, AZ in October 2026?
By Jeff Setlow
Fountain Hills, AZYour offer should reflect the home's relevant sales comparisons and your budget, not an automatic discount from asking price. Let's separate useful context from your personal limits, then consider how the property's condition and the seller's proposed terms affect your decision.
The September 2026 report for Fountain Hills single-family homes, condos, townhouses and apartments records a median sold price of $700,000. For those sold listings, the average sold-to-list price ratio was 96.65%. There were 37 sold listings during the month. Months of inventory were 5.29, calculated from month-end active listings divided by the rolling 12-month average of newly pending listings.
The average percentage of asking price that homes sold for cannot set your personal offer limit. I would judge a proposed price against recent sales of similar homes, accounting for differences in condition, location and features. A lower offer also needs terms you can fulfill; price alone does not define an acceptable purchase.
Choose the maximum price you are comfortable offering after reviewing payments and money needed at closing with your lender. Review recent sales of similar homes with me before deciding whether the asking price supports your proposed offer. Identify the financing and inspection requirements you need, then confirm the closing timeline with the professionals handling the transaction.
