Which Offer Protections Should Fountain Hills, AZ Buyers Keep in October 2026?
By Jeff Setlow
Fountain Hills, AZKeep the financing and inspection protections you need until you understand the consequences of changing them. Your offer should fit your risk tolerance, and I will help you examine those choices without rushing.
The September 2026 report covers Fountain Hills single-family homes, condos, townhouses and apartments. The Average List to Sale Price % for Sold Listings was 96.65%, an average rather than a prescribed offer percentage for an individual property. Sold Listings had a Median Sold Price of $700,000, describing completed listing-source sales rather than a valuation for the home you are considering. Months Supply of Inventory was 5.29, calculated by dividing month-end Active Listings by the rolling 12-month average of newly pending listings.
The average percentage of asking price that homes sold for cannot set your personal offer limit. I would judge price against similar completed sales and consider financing and inspection requirements separately. A lower proposed price and fewer protections are different choices, so discuss each tradeoff before changing the terms.
Review recent sales of similar homes with me to establish a reasonable offer range for the property, accounting for meaningful differences in condition and features. Confirm with your lender what financing requirements and timing your proposed terms need to accommodate, rather than assuming approval resolves every remaining financing question. Identify the inspection questions you need answered, then review which protections you need before changing the offer conditions, including the consequences of waiving them.
