Can Wilmington, NC Buyers Negotiate on Price in October 2026?
By Bill Frey
Wilmington, NCRoom to negotiate needs to be assessed home by home; a townwide percentage is not a promised discount. Let's build your offer around a reasoned price and workable terms.
For Wilmington single-family homes, condos, townhouses, and apartments, the reported sold-to-list price percentage for September 2026 was 98%. The median sold price was $449,350. The median list price of active listings at the end of September 2026 was $455,000. Those median list and sold prices describe different listing populations and do not establish a negotiated discount on the same homes.
The sold-to-list price measure cannot set your personal offer limit. I look at recent sales of similar homes and the specific home's condition before discussing a reasonable offer range. Price also needs to fit the financing and inspection requirements you need, rather than becoming the only negotiation priority.
Review differences in size, condition, and features with me so your proposed price has a clear basis. Confirm the maximum price you are comfortable offering and the money you would need to pay. Review which financing and inspection protections you need before changing the offer conditions, and understand the risks of each change.
