Prepare Your Wilmington, NC Home for Listing in October 2026
By Bill Frey
Wilmington, NCPreparing to list does not mean approving every possible improvement. I'd start with an honest condition review and a manageable plan for repairs, photographs, and showings.
For Wilmington single-family homes, condos, townhouses, and apartments, months of inventory stood at 3.45 months in September 2026. The report shows 970 active listings at the end of September 2026. The median list price of those end-of-month active listings was $455,000. These are townwide measurements, not an assessment of your home's condition or the value of a proposed improvement.
Preparation should help a prospective buyer understand your home, but the figures do not establish a return on repair spending. My priority would be resolving known issues and making the property's features easy to see and describe accurately. An extensive project deserves a separate cost discussion before it becomes part of the listing plan.
Walk through the home with me to distinguish needed repairs from cosmetic choices that can remain optional. Gather available maintenance records and improvement details so the listing information can be checked before photographs are scheduled. Set a practical preparation budget and decide which tasks must be finished before the home can be shown.
