Set Your Homebuying Budget in Phoenix, AZ for October 2026
By Jeff Setlow
Phoenix, AZYour homebuying budget should start with what you can comfortably afford, not a local price statistic. Together, we can keep your search connected to your financial priorities while leaving room for the responsibilities that come with owning a home.
The September 2026 market report covers Phoenix single-family homes, condos, townhouses and apartments. The median sold price for sold listings was $450,000, offering a reference point for completed purchases rather than a personal spending target. The median estimated property value was $423,860. That estimate comes from a valuation model and is not a formal appraisal or a completed-sale price.
I would use completed sales to understand pricing while keeping your lender's payment estimates central to the budget decision. An estimated property value cannot establish what a particular home will cost you or what you should offer. Leave room for expenses beyond the down payment so a suitable purchase does not leave your finances unnecessarily stretched with little flexibility for unexpected needs after moving in.
Ask your lender to explain estimated payments, loan expenses and the money needed at closing for your proposed purchase. Separate must-have features from preferences before we compare homes within the budget you have established. Decide the maximum price you are comfortable offering, then review recent sales of similar homes with me to evaluate whether the asking price has a reasonable basis.
