Start with what you can comfortably afford, then assess the home itself. I want your offer decision to reflect both its merits and your financial priorities.
For Ventura single-family homes, condos, townhouses and apartments, the September 2026 report recorded a Median Sold Price of $960,000 for that month's sold listings. The report's Sold to List Price % was 98.5%, a separate measure from the Median Sold Price and Median List Price. The report's Months of Inventory metric was 2.62 for the same residential property categories in September 2026. For listings active on the last day of September 2026, Median List Price was $1,017,636.
These townwide figures provide context, but I would not use them to set your personal offer limit or replace a property-specific comparison. Asking prices and sale prices describe listed and sold groups, so their difference does not establish a negotiated discount. Your decision should connect the home's characteristics with your finances, rather than assume a standard reduction from asking.
Review recent sales of similar homes with me, focusing on size, condition and features before choosing an offer range, giving the closest matches more weight than homes with substantially different characteristics. Confirm the payment and money needed at closing with your lender before deciding the maximum price you are comfortable offering. Identify the financing and inspection requirements you need, then consider price and those protections together rather than treating the purchase price as the entire decision.
