Choosing an asking price starts with how your home compares with similar properties, not a townwide figure alone. I want you to understand the reasoning before deciding what price to put on your listing.
In the latest market report, housing supply, measured in months, was 4 for Kew Gardens single-family homes, condos, townhouses and apartments. For that property scope, the typical asking price among homes listed for sale was $913,999. The estimated value of a typical home was $418,060. That estimated value comes from a valuation model and is not a formal appraisal.
An asking price and a model estimate measure different things, so neither should automatically become your listing price. I would give greater weight to recent sales of homes resembling yours in size, condition and features. Consider competing listings separately to understand the alternatives a prospective buyer could compare.
Prepare a list of improvements, unresolved repairs and property details for our pricing discussion. Review recent sales of similar homes with me, noting meaningful differences before choosing an asking price. Decide what evidence would justify reconsidering that price after listing, rather than committing to an automatic reduction.
