An asking price is a starting point, not your offer decision. Let's weigh similar completed sales and your budget so you can choose an amount with a clear rationale.
The latest market report covers Rego Park single-family homes, condos, townhouses and apartments. Across those property types, the typical asking price among homes listed for sale was $612,000. A one-bedroom apartment measuring 740 square feet sold for $420,000. A listed one-bedroom apartment measuring 780 square feet had an asking price of $428,000.
Those apartment examples are useful starting points, but size and bedroom count alone do not establish comparable value. I would examine condition, features and ownership costs before using either property to guide your offer. The townwide asking price is context, not a recommended purchase price or evidence of a negotiated discount.
Choose completed sales resembling the home you want, and review their differences with me before setting an offer. Write down the maximum price you are comfortable offering, allowing separately for the money needed at closing. Review which financing and inspection protections you need before changing the offer conditions.
