Choosing an asking price starts with recent sales of similar homes, not a townwide estimate. I want you to understand the comparisons behind the recommendation before you commit to a starting price.
For Goshen's single-family homes, condos, townhouses and apartments, the typical asking price among homes listed for sale was $730,000 in the latest market report. The typical sale price was $545,000. The estimated value of a typical home was $467,570. That estimated value comes from a valuation model and is not a formal appraisal.
Asking prices and sale prices describe listed versus sold homes, so their difference does not establish a negotiated discount. A model estimate also cannot account for your home's individual merits well enough to serve as my pricing recommendation. Starting with an ambitious asking price deserves careful discussion because your plan should include how you'll respond if interest falls short.
Gather a list of improvements and known repair needs so we can review differences in size, condition and features together. Examine recent sales of similar homes with me, then consider competing listings separately when choosing your asking price. Agree on what feedback and new comparable sales would prompt a pricing review rather than making changes without a clear reason.
