Price Your Houston, TX Home With Confidence in October 2026
By Garland Best
Houston, TXChoosing an asking price starts with similar completed sales, not simply matching another listing. I want you to understand the reasoning behind your price before making that decision.
The latest market report includes Houston single-family homes, condos, townhouses and apartments. The typical asking price among homes listed for sale was $318,000. The typical sale price was $302,000 for completed sales. These asking prices and sale prices describe listed and sold groups, so their difference does not establish a negotiated discount.
For your pricing decision, I would give recent sales of similar homes more weight than another home's asking price alone. Listed homes help frame the alternatives a buyer might consider, but an asking price does not confirm value. Starting with an ambitious asking price is a choice to examine carefully, not a substitute for supporting evidence.
Prepare a list of improvements and known repair needs so we can discuss your home's condition accurately. Review recent sales of similar homes with me, then consider listed homes separately rather than mixing their prices together. Choose an asking price supported by those comparisons and decide what feedback would prompt us to revisit it.
