The right offer starts with similar homes and a price you can comfortably support, not an automatic reduction from asking. I want your decision to make sense beyond the negotiation itself.
The September 2026 market report covers Miami's single-family homes, condos, townhouses and apartments and reports a median sold price of $587,500. The median list price for active listings was $620,000. The report's Sold to List Price % was 95.9%. Active listings and sold listings describe different groups, so their median prices do not establish a negotiated discount.
I would use these figures as context, then focus on whether the particular home supports its asking price. The reported sold-to-list price percentage cannot set your personal offer limit. A lower opening offer also deserves consideration alongside the financing and inspection protections you need.
Review recent sales of similar homes with me, paying attention to differences in size, condition and features. Write down the maximum price you are comfortable offering before discussing an opening amount. Confirm financing requirements with your lender and identify inspection requirements to include before submitting.
