Choose your asking price around recent sales of similar homes, not simply what another listing requests. Your home's differences deserve attention, and I would work through those details with you before settling on a number. The goal is a defensible starting point that reflects your property rather than a neighbor's expectations.
The September 2026 report covers Ferndale single-family homes, condos, townhouses and apartments. For sold listings, the median sold price was $263,500. For listings active at month-end, the median list price was $267,000. There were 106 active listings at month-end, a reported snapshot rather than a live count of available homes.
Asking prices and completed sale prices describe different groups, so their difference does not establish a negotiated discount. Neither townwide median establishes what your individual home should bring. A higher asking price elsewhere is not evidence that a buyer has accepted that value for a comparable property actually sold in the market today.
Review differences in size, condition and features with me to identify the sales most relevant to your home. Gather a clear record of improvements and known repair needs so we can discuss how your property compares. Consider competing listings separately, noting what a prospective buyer would compare with your property.
