How Much Should Gilbert, AZ Buyers Offer in October 2026?
By Jeff Setlow
Gilbert, AZYour offer should reflect the home and your finances, not a townwide pricing shortcut. I'll help you separate a reasonable purchase price from pressure to spend more.
For Gilbert single-family homes, condos, townhouses and apartments, the September 2026 sold-listing data show a median sold price of $576,500. The average list-to-sale price percentage for September sold listings was 97.69%. The report recorded 238 sold listings in September 2026. Months supply of inventory was 3.88, calculated by dividing the month-end active listing count by the rolling 12-month average of newly pending listings.
These townwide figures provide context, but they do not establish an appropriate offer for the home you choose. The average percentage of asking price that homes sold for is not a discount you should automatically request. I'd weigh recent sales of similar homes against condition and your financial limits before suggesting an offer, while recognizing that the seller may weigh terms as well as price.
Set the maximum price you are comfortable offering, including room for expenses beyond the purchase itself, such as inspections, moving costs and a reserve for repairs. Review differences in size, condition and features with me to establish a reasonable offer range, accounting for those differences rather than relying on asking prices alone. Ask your lender to explain the payment and money needed at closing before you commit.
